From time to time I set aside some time to read books that have
something to do with Real Estate, business or the economy. I am
constantly trying to learn what I can from others.
Some of the books below have proven useful to me at one time or
another. I often find myself recommending these
books to friends or colleagues...so here they are with some of
my thoughts about each book.
What Every Real Estate Investor Needs to Know about Cash Flow -
by Frank Gallinelli
Preston's Review: 8 out of 10
This is a very analytical, matter-of-fact look at the basic number
crunching a beginning real estate investor would want to know.
Most of the calculations are explained in terms that are easy to
understand. The author gives a few different ways to evaluate the
quality of a real estate investment based on cash flow, return on
investment, internal rate of return and several other measures.
Most examples focus on small income properties (1-4 units).
I really liked the fact that this book got into the nitty-gritty number
crunching. The analytical reader will not be disappointed. |

Rich Dad Poor Dad - by Robert Kiyosaki
Preston's Review: 7 out of 10
This is an excellent motivational book for anyone who feels stuck
in the rat race of their 9-5 corporate job and has been thinking about
buying real estate as an investment.
The book compares and contrasts the ways the rich view money and
investing to the way the poor view money and investing. The drive
of the book is to help the poor and middle class think more like the
rich when it comes to money by developing their "Financial IQ".
While you won't find a specific step by step guide of how to invest your
money, it has helped a lot of people get past their fears of risk and of
losing money.
If you're tired of your corporate cubicle job be careful when you read
this book - you might be inspired to do something crazy. |

The Unofficial Guide to Real Estate Investing - by Spencer
Strauss
Preston's Review: 8 out of 10
This is a good introductory book for someone starting to think about
buying his or her first duplex, triplex or other residential rental
property as an investment. It gives tips for what to look for and
what to avoid when buying investment real estate.
A wide range of topics are covered
including: obtaining financing, determining value, learning the local
market, dealing with fixer-uppers, managing expenses, managing tenants,
planning for taxes and quite a few other useful topics. |

The Dollar Crisis - by Richard Duncan
Preston's Review: 8 out of 10
This book gives a thorough description of
current and possible future effects of our departure from the gold
standard in the late 1970's. Detailed graphs and charts on nearly
every page were very informative.
He makes what seems to be a very strong
case for why we should all be concerned about the lack of strength of
the US dollar, a growing trade deficit, and the staggering amounts US
government debt that is held by foreign nations and investors.
The book goes into some discussion of the
effect on real estate: what has happened in recent years in Japan and in
Asia, and how the US might not be immune to a similar boom and bust
cycle.

The Intelligent Investor - by Benjamin Graham
Preston's Review: ...pending...
This book has come highly recommended to me from many sources. I'm
only a few chapters into it but I'm enjoying it so much I'm posting it a
little early.
